Two framing systems, two different jobs
Almost every commercial and multi-family project in BC has to make this call early, because it affects budget, schedule and code compliance downstream. Neither material is universally better — they are suited to different conditions.
Where steel stud wins
Steel is dimensionally stable: it does not warp, shrink, twist or absorb moisture. It is non-combustible, which matters enormously in fire-rated assemblies and in buildings above a certain height. It is also consistent — every stud is exactly the same, which speeds up layout and keeps walls straight.
Where wood still makes sense
Wood remains cost-effective in low-rise residential construction, is quick to work with on site, and carries load easily in smaller structures. For single-family and small multi-family work under the applicable height limits, wood framing is often the practical choice.
Fire and acoustic performance
Steel stud assemblies paired with the right gypsum board achieve rated assemblies predictably, and the tested assembly listings are well documented. Acoustic performance depends far more on the board layers, insulation and isolation details than on the stud material itself — a point worth remembering when a spec calls for a specific STC.
What we recommend
